Maintain Your Home to Maintain Its Value

A properly maintained home provides worry-free living and protects the value of your property. Many homeowners find it difficult to remember to perform these basic tasks, however. A checklist can be helpful in ensuring that your home receives the attention it needs to function at its best.

Every month

Smoke detectors require monthly checks to ensure they’re still in working order. Test each one individually, and replace batteries where necessary. This small investment in time and money can make a huge difference in case of a fire.

Check the air filter in your heating and cooling system. If it shows signs of dust or wear, replace it. Replacing your air filter is an inexpensive proposition, but it can add years to the life of your system. Make certain any drainage hoses are securely attached and in working order. Water dripping onto your system can cause rust, corrosion, and even damage the electronic and mechanical components of your heating and cooling system.

Water heaters usually don’t require much maintenance, but regular checks for leaks can spot problems early and avoid an unexpected flood.

Check for leaks in your kitchen and bathroom. Of special importance are the connections to your refrigerator and dishwasher, since these are usually concealed and consequent damage may go unnoticed for some time. Examine the condition of ceramic bathroom and kitchen tiles and replace grout between them if necessary. Ceramic tiles could break if they fall out, necessitating a time-consuming search for a replacement or, in the worst case scenario, retiling the whole area.. Look for leaks around the toilet and bath as well.

Check the working condition of your garbage disposal, and run some baking soda through it to eliminate odors and keep it smelling fresh.

Every three months

Examine the outside unit of your heating and cooling system. Clear away any weeds, and give it a thorough cleaning with a garden hose.

Clean the condensing coils behind your refrigerator, removing any dust or lint that has accumulated. This will prolong the life of your refrigerator and help keep its contents colder into the bargain.

Take a look around your attic to check for evidence of leaks or animal encroachments. This will help you catch small problems with your roof before they become serious ones.

Every six months

Change the batteries in your smoke detectors, whether they need it or not. Home safety experts recommend that fresh batteries be installed at six month intervals to prevent lapses in protection.

Drain your water heater completely. This will prevent sediment from building up in the tank and prolong the life of your water heater.

Make a visual check of your roof, gutters, and downspouts, and make any necessary repairs. If your house has siding, make sure it is in good condition and that it is not pulling away from the house or deteriorating. If your house is painted, check for peeling or fading.

Check your basement or crawl space, and walk around your home’s foundation. Contact a professional if you notice any cracks or evidence of termite infestation.

Examine doors and windows, making sure that the caulking and glazing is in good condition and that there are no visible signs of deterioration or wear.

Once a year

Most heating and cooling manufacturers recommend that you have a checkup for your system at least once a year to maintain top working condition.

Schedule a termite inspection or treatment.

If you practice proper maintenance for your home, it will reward you with fewer repairs and better value over the long run. Make a checklist and stick to it; a little work now can save you a lot of money and time later.
